The TFC Management Package
Initial Visit
We will meet with you at your property in order to establish your particular circumstances and requirements, discuss our service in detail and agree a marketable rental value. This service is provided free of charge and without any obligation.
Marketing
Successful marketing is the key to successful returns. Our comprehensive marketing package includes full colour particulars, To Let board, press advertising, inclusion on our own website and the leading property website www.rightmove.co.uk. We have also established relationships with businesses and relocation agents whose employees and clients require accommodation in South Lanarkshire and the surrounding areas.
Viewings
Prospective tenants are accompanied on viewings at all times. If you or your current tenants occupy the property, viewings will be conducted strictly by appointment only.
Deposits
We will take a security deposit from your tenant, equivalent to one calendar month's rent. We will return this to your tenant at the end of a tenancy once we are satisfied all outstanding bills are paid, any damages or breakages repaired or replaced and any necessary cleaning carried out.
References
TFC Properties shares your concern that your tenants should be reliable. We are extremely careful in selecting the right tenants - we do not work on a 'first come, first served' basis. References are also obtained from previous letting agents, current employers and, where applicable, to further strengthen your position, we may opt to take a guarantor to back up a tenant's ability to meet their commitments to you.
Safety
Growth in the private rental sector has resulted in the development of various legislations to protect both landlord and tenant interests, creating a potential minefield of legislation. We will provide guidance as to the landlord's responsibilities and obligations in order to comply with current safety legislation.
Inventory
Prior to tenancy commencement we will visit your property and prepare an inventory.This will include photographic evidence which is advised to help maintain the condition of your property. A detailed document comprises a complete record of the contents and condition of the property in order to assess dilapidations during and after a tenancy term. Meter readings for gas and electricity are recorded at check-in, and we will advise the appropriate utility companies and inform the local authority council tax office of occupancy details.
Lease Agreement
Our short assured tenancy agreement can be tailored to the individual requirements and circumstances of both tenant and landlord, within the bounds of the Housing Act 1988. Our experience and knowledge of current legislation enables us to prepare bespoke tenancy agreements accordingly.
Maintenance
We have a full compliment of reliable and skilled contractors to remedy whatever problem may arise in your property.
Rent Collection & Accounting
We collect rental funds from your tenants and send you a detailed statement at the end of each month. Funds are then paid directly into your nominated bank account.
